Oxford NC Land Improvement Project

This 40-acre land improvement project in Oxford, NC was a good example of overcoming access challenges and optimizing land for development. The property was beautiful, featuring rolling hills, mature timber, a picturesque creek, and a serene pond.

The land was a great site for development, but it lacked physical access, and the existing road maintenance agreement provided a legal access challenge as well.

Value Added By:

  • RMA Negotiation and Agreement: The existing road maintenance agreement with the neighboring properties was created before the current neighbors owned the land. The were unaware of the agreement and didn’t want to share the cost of building the shared driveway since they already had driveways installed at other locations on their property. We successfully negotiated with the neighbors to remove them from the road maintenance agreement. This allowed us to create a new agreement tailored to the lots we planned to develop.
  • Strategic Subdivision: To maximize the property’s value despite limited septic-suitable soil, we subdivided the land into three lots. This approach ensured each lot included a buildable homesite.
  • Infrastructure Development: We cleared the wooded easement and constructed a new gravel driveway with a hammerhead turnaround, providing reliable access to the property.

The Oxford NC project demonstrates our ability to transform challenging properties into valuable investments. By resolving access issues, carefully planning the subdivision, and installing the driveway, we significantly enhanced the property’s marketability and value.
