Peachtree Hills 53.34-Acre Subdivision

The Peachtree Hills property spanned 53.34 acres of wooded land with mostly flat to rolling terrain and featured a creek running through it. Due to limited suitable soils for septic systems, there were few subdivision options available. To overcome this challenge, we opted to create larger lots ranging from 11 to 20 acres. This approach aimed to cater to both residential and recreational buyers.

  • Lot Size and Purpose: Recognizing soil limitations, we subdivided the land into larger lots. This approach ensured that each lot could support a viable homesite while also appealing to buyers looking for substantial acreage for recreational use. By designing lots with dual purposes, we ensured they would attract a broader market and offer more competitive pricing.
  • Culvert and Driveway Installation: On lot 11, we faced access issues due to a slope on the ditch. We installed a culvert and a driveway to ensure reliable access, enhancing the lot’s usability and appeal.
  • Homesite Clearing: To improve marketability, we cleared homesites in the woods on lots 11 and 8. These cleared areas provided potential buyers with a clear vision of the property’s residential potential.

 

The development of the 53.34-acre Peachtree Hills project showcases our ability to adapt to challenging conditions and create valuable properties through strategic subdivision planning and infrastructure enhancements. By addressing access issues and boosting lot marketability, we successfully transformed the property into an attractive investment for both recreational and residential buyers.
