The Pineview Meadows Subdivision project, spanning 15 acres, showcases our strategic approach to land development, creating an 11-lot subdivision that balances regulatory compliance with market appeal.

Project Overview:

Pineview Meadows is designed as an 11-lot subdivision, with 10 of these lots serviced by a planned private road. By leveraging county ordinances that streamline approval for subdivisions with private roads serving up to 10 lots, we ensured an efficient approval process.

Regulatory Navigation:

Given that Pineview Meadows is a major subdivision, our initial sketch required thorough review from the Technical Review Committee and approval from the County Planning Board. Successfully navigating these regulatory checkpoints, our sketch plan has been approved, and we are now progressing towards completing the full construction plans.

Strategic Planning and Development:

  • Private Road Development: The decision to utilize a private road for the majority of the lots not only simplified the approval process but also enhances the community feel of the subdivision.
  • Flexible Sale Options: We have structured the project to provide flexibility in our sales strategy. We can either sell the land with fully approved construction plans to a builder, or we can proceed with constructing the road and sell the individual lots to builders or homebuyers.
